Telangana stamp duty, explained
Up to 11 months
Rental agreements of up to 11 months in Telangana are executed on a ₹100 non-judicial e-stamp and do not need registration. This is what 95% of Hyderabad tenancies use.

12 months or longer
Leases of a year or more must be registered at the Sub-Registrar office (Telangana Registration & Stamps). Stamp duty is 0.4% of the average annual rent plus deposit, with registration fees extra. Our price widget estimates the duty; our team confirms slots and fees on the call.

Is an online rental agreement legally valid?
Yes. An agreement executed on e-stamp paper of the correct value and signed by both parties (physically or via Aadhaar e-sign under the IT Act) is valid and admissible. Agreements over 11 months additionally require registration at the sub-registrar office, which we can assist with.
Why 11 months?
Agreements of less than 12 months do not need compulsory registration under the Registration Act, 1908, which keeps cost and effort low. You can still choose any duration.
Who pays the stamp duty?
By convention the tenant, but it is negotiable. The invoice can be raised in either name.
