What we do
NRR Nivas connects owners and tenants, buyers and sellers, directly, across four verticals: flats for rent in Hyderabad, flats and houses for sale in Hyderabad, development land across Telangana (open plots, villa plots, layout ventures, apartment projects and joint-venture land) and agricultural land across Telangana (farmland, farm plots and orchards). Owners and pattadars post from a verified phone number; tenants and buyers search, chat, schedule visits and close without a middleman. Around that core we run the things that make a move or a land purchase painful: e-stamped rental agreements, rent payments by card, packers and movers, cleaning and painting, tenant background checks, title and legal checks for land, registration assistance and home-loan help.
How we make money
Not from brokerage. Tenants and owners can use the platform free. Those who want more owner contacts, a relationship manager who calls owners on their behalf, or a featured slot in search pay for a plan with a fixed price and a fixed validity. Services such as the rental agreement, packers, rent payments and the land title check carry a disclosed fee. Every price you see includes GST.
How we keep brokers out
- Every listing is tied to an OTP-verified Indian mobile number.
- Numbers that post an unusual volume of listings across localities are reviewed by a human before anything goes live.
- Every listing page has a Report button. Confirmed broker listings are removed and the number blocked across the platform.
- Owners who complete KYC earn a Verified badge that tenants can filter for.
- Plot and farmland listings must carry the survey number and the approval status as stated by the owner; our title check lets buyers verify both before paying a token.
Our name
The NRR in our name are the initials of our founder's father. His house was the kind every tenant hopes for: a fair rent, a landlord who picked up the phone, and a deposit that came back in full. Nivas means home. NRR Nivas is a promise to hold every listing on this platform to that standard.
Where we are
NRR Nivas is a Telangana company, headquartered in Hyderabad. Our focus is selling agricultural land across Telangana, selling flats in Hyderabad, open plots and layout ventures across the state, and apartment projects under development. Residential rentals and sales are currently Hyderabad-only, covering all of Greater Hyderabad from the IT corridor to Uppal and the airport side. Land listings run district by district: Rangareddy, Medchal-Malkajgiri, Sangareddy, Vikarabad and Yadadri around the city, and Nalgonda, Siddipet, Medak, Warangal, Karimnagar, Khammam, Nizamabad, Mahbubnagar and beyond. Every land listing carries its district, mandal and survey number, and a field team verifies listings on the ground.
