Buying a plot or farmland? Get the title checked first.
Most land disputes in Telangana trace back to one skipped step: nobody verified the Dharani record, the link documents and the layout approval before the advance was paid. Our empanelled property advocates do exactly that in every district — from Rangareddy and Sangareddy to Warangal and Khammam — at fixed fees, with a written report.
- 🧾 Records, not promisesDharani / IGRS pulls, certified EC, FMB from the survey office — we verify against the government record, not the seller's photocopies.
- 🏛️ Approvals decodedHMDA, DTCP, LRS, Gram Panchayat, RERA — we tell you what the approval actually permits and what it does not.
- ⚖️ Litigation searchCivil courts, revenue courts, RERA and Lok Adalat records for the survey number and the seller.
- 📄 Fixed fee, written opinionEvery package ends in a signed advocate opinion you can take to your bank.

Frequently asked
What is Dharani and why does it matter?
Dharani is Telangana's integrated land records portal for agricultural land. If the seller's name, survey number and extent do not match the Dharani / pattadar passbook record, the sale cannot be registered cleanly — this is the first thing we verify for farmland and ventures.
HMDA vs DTCP vs LRS — what should an approved plot have?
Plots inside HMDA limits need an HMDA layout permission; outside, DTCP. Unapproved layouts can sometimes be regularised under LRS, but only after fees are paid and the certificate is issued. We check the approval letter number against the authority, not the brochure.
How long does an EC take?
A certified 30-year EC from the IGRS portal usually takes 1–3 working days; older or manual records at the Sub-Registrar office can take longer, which is why the title-search package is quoted at 5 working days.
Do you handle registration for flats too?
Yes. Registration assistance and sale deed drafting work for apartments, independent houses, plots and farmland at the jurisdictional Sub-Registrar office anywhere in Telangana.
Which districts do you cover?
All 33 Telangana districts for title search, due diligence, NALA and mutation work. Pick the district in the form; the mandal / village typeahead narrows the record search.
Is the report a guarantee?
No. It is a legal opinion on the records available on the search date. It helps you decide and gives your bank what it needs, but it does not insure the title.
